NetMortgage was built by two people who got curious about a question most mortgage calculators ignore: what does a home actually cost after you factor in the federal tax deductions?

One of us is a young adult learning about personal finance and homeownership for the first time. The other has been doing his own taxes for over 14 years — and has consistently come out ahead of friends who paid for professional tax services by simply taking the time to understand how the numbers work.

We built this tool to make that understanding accessible. The math behind mortgage interest deductions, the SALT cap, AMT, and PMI is genuinely complicated — but it's not magic. We wanted a calculator that shows the real picture instead of hiding it behind a "contact a lender" button.

NetMortgage is free, collects no personal data, and has no ads. It's just a tool we wanted to exist.
